to a property that comes alive.
The work begins with a photo and ends with a walk of the property after sundown. Here is what happens in between.

Tell us about your home
Most projects start with a few good photos. For homes on small and medium lots, a clear set of front, side, and landscape photos is usually all we need to begin a design. For larger estates, complex architecture, or properties where long sightlines and grade changes are part of the picture, we'll schedule a walk-through at dusk, the hour the lighting will actually be seen.

Custom lighting design
Back at the studio, we draw a lighting plan. Where each fixture goes, what it does, what beam spread it carries, and what color temperature it puts on the architecture and the foliage. We pick fixtures for what each surface and species deserves. Every decision is documented and ready for review.

Photo renderings and a quote
We render the design back to you as photo overlays of your actual home, so you can see exactly what each beam, color temperature, and fixture choice will produce. The renderings come with a written quote for the work. We typically present two or three options at different scopes and price points, calibrated to the budget and the outcome you're after. The decision sits with you, with all of the information visible.

Precise installation
Solid brass and copper fixtures, low-voltage transformers sized for the load, and wire routed and buried with the same care as the design itself. We work cleanly, protect existing landscaping, and leave the property the way we found it, only better after dark.

Final walk-through in the dark
A lighting plan only becomes lighting design once it is adjusted in place. After install, we come back after sundown and walk the property with you. Every fixture is aimed, shielded, and dimmed. Lenses are swapped, throws are tightened, glare is hunted out. The system is finished only when the property looks the way it was drawn to look, and you see it that way for the first time.

Service and seasonal tuning
Plants grow. Branches drop. Lamps drift in color over years. We come back on a schedule to clean fixtures, replace lamps, re-aim where the landscape has changed, and verify the system is performing the way it was designed to.
